Swimming Pool

Our indoor pool measures 10 meters by 5 meters and has gentle steps into the shallow end. Six large south facing patio windows overlook the pond and countryside, and with the water being kept at a comfortable 29/30 degrees (much warmer than most public pools) you can enjoy swimming all year round and whatever the weather at Knowle Farm.

Walk-in Rabbit Area and Toddler 'Race Track'

The outer area provides an enclosed, safe play environment for young children with ride on toys, a fun tractor tyre tunnel and rubberised play surface, while the inner area houses a walk in rabbit/guinea pig enclosure.

Outdoor Games Area

This area has been levelled and grassed to make it perfect for outdoor games. There are a goal and balls for football, badminton & croquet sets, and a full size purpose built boules court. To complete the English summer lawn picture we also provide deck chairs for much needed rest between games. Perfect for all ages.

6 Hole Adventure Golf

Built in 2022, our six-hole adventure golf course is already a firm favourite with our guests, complete with 5 meter tunnel and lots of tricky obstacles.

Pure water

Unique to Knowle Farm, our very own borehole water which is free of additives and tastes so much better than regular tap water.

Barbeques

Available in season along with outdoor furniture - you can pick your spot to eat, looking out over the pond or down by the river.

Ready Meals & Luxury Ice Creams

Available to buy directly from us - there is no need to go out. Delicious, hand-made ready meals and scrumptious ice creams using locally sourced produce including free range eggs and meat - supporting Devon's farmers. 

Trout fishing

The river may be narrow but they have been caught - even with fly. Better still there is a local fishery in Rattery for serious fishing.

Play Barn

The Play Barn features a purpose built soft play area for children aged five and under with ball pool (1,500 balls!) slide, tunnels, loft house and lots of other toys. Also in the same room are a pool table and table tennis table for older children and adults to enjoy.

Tennis Court

Recently resurfaced and repainted, the outdoor tennis court looks out over the pond and countryside. Rackets and balls are available to borrow.

EV Charging

We have two 22kW EV charging points available for those with electric cars. Guests wishing to make use of these will need to download the ‘Tap Electric’ app on iOS or Android.

All Creatures Woodland Hunt

Our woodland walk features lots of hidden animal signs just waiting for your children to track them all down (checklist sheet provided in your cottage). Don’t forget to look out for the secret mystery animal!

Wooden Play Unit

With towers, walkway, swings, ladders, ropes and slide children of all ages can play while overlooking the pond and animals.

44 acres of our own beautiful countryside

Over a mile of natural woodland and riverside walks to explore, along with our All Creatures Woodland Hunt. Or you can simply relax and watch the animals and wildlife around the pond.

Walk to the local pub

Our local pub in Rattery, The Church House Inn, is a 15 minute walk away and is one of the oldest pubs in England, dating back to the 11th century. They serve great food and are child friendly.

Freesat HD TV

Includes both CBBC and CBeebies along with other free-to-air channels.

Free WiFi

Each cottage has free WiFi coverage with speeds suitable for general browsing and some streaming.
